Most loans are sold by your lender to other institutions. These institutions include Fannie Mae, Freddie Mac, & Ginnie Mae …also referred to as GSE’s (Government Sponsored Enterprises).

These institutions have loss reserves that are in place to handle the loan modification and short sale losses that have been and will continue to affect the market. FHA and VA also have loss reserves setup to handle these deficits. A great majority of all mortgages are owned or insure by the GSE’s and FHA & VA. All of these institutions have an interest in preventing a foreclosure through a loan modification or short sale.

The most important reason that loan modifications and short sales can take a long time to negotiate is because the lenders are short staffed and cannot handle all of these requests in a timely manner. It takes a well put together short sale offer and hardship package to get a short sale approved. The short sale listing agent must have the skills, tenacity and TIME to call your lender WEEKLY for updates on the short sale process. Hiring an agent that has too many listings or uses an assistant to negotiate with your lender is a mistake.
